Am I allowed to alter the locks?
No. Should you find it necessary to modify your locks, please forward a request to your property manager. Our locksmith will be sent out, and the cost will be billed to your account unless otherwise discussed with your property manager. -
Am I allowed to have a pet in my rental unit?
Not all properties permit pets, and approval is determined on an individual basis. If you are looking to be a new tenant at one of our properties, more details can be found in the property listing you are looking at and/or with the leasing agent.
Should pets be permitted on the property, please ensure to provide the pet's details to the property manager for their approval BEFORE allowing the pet on the property. This goes for any amount of time.
Be aware that if an unauthorized pet is discovered on the property for any reason, whether pets are allowed or not, eviction may apply in most cases.

Am I allowed to have someone move in with me?
To reside on the property, most adults 18+ (apart from brief visitors) are required to submit an application for approval and be included in the lease agreement. All children and dependent adults must also be listed as residents as well, but will not need an application filled out.
Should you wish to add an occupant of any kind to your lease, please reach out to your property manager who will guide you through the necessary steps.
Moving in an occupant prior to having the proper paperwork & approval is a breach of the lease and may result in eviction FYI.

Are managers and staff allowed to enter my residence when I am not present?
We will always provide a minimum of 24 hour advance notification, or more, if there's a need to access your property for maintenance items or any other pertinent reason.
In the case of emergency repairs, we will do our best to notify you we will be entering right away; the only circumstance where you would not receive advance notice.

How can I get a copy of my lease agreement?
If you're unable to find your lease agreement, which is automatically emailed to you upon completion, please contact your property manager. They will provide access to it through your tenant portal, located in the documents section.
Should you need further assistance, feel free to contact us at www.CardinalPointPM.com, and a team member will ensure you receive a copy of your lease agreement quickly.

How can I submit a request for maintenance?
For maintenance issues, please utilize the tenant portal on our website to submit your request. You can login to your account here: Tenant Login.
To avoid delays in addressing your concern, we ask that you refrain from sending the same request multiple times or additionally reaching out via text or phone calls.
In case of an urgent situation that does not require emergency services (911), please dial our main phone number (603.570.9112) and choose option 1.

How do I apply to rent a property from Cardinal Point Property Management?
Submitting an application for a rental property is straightforward and fast!
Simply navigate to the "Properties" section on our website, select the property you're interested in renting, and click on "Apply For This Unit."
We advise arranging a viewing and inspecting the property in person before you apply.

How do I receive my security deposit back?
RETURN OF THE SECURITY DEPOSIT OR ANY PORTION THEREOF IS SUBJECT TO THE FOLLOWING:
- Full term length of the rental agreement/lease has expired, and all other terms within fulfilled by Tenant.
- Full 45 days notification is given to Landlord, or Landlord’s Agent, prior to vacating the premises, unless the lease/rental agreement provides otherwise for notification.
- No damage to premises beyond normal wear and tear (to be determined by Landlord).
- Entire premises, including, but not limited to, floors, stove, oven, refrigerator, windows, kitchen, bathroom, exhaust fan, dishwasher, garbage disposal, trash compactor, rugs, garage, crawlspace, basement, closets, walls and cabinets are cleaned to the satisfaction of Landlord.
- All rugs and carpets furnished by owner are to be professionally shampooed, with Tenant providing receipt thereof.
- Final landscaping care performed by Tenant if designated Tenant responsibility per Lease.
- No unpaid late charges, utility bills, delinquent rent, or outstanding fees, etc.
- All debris, rubbish and cast-off materials are to be disposed of. The available shed, garage, attic, hallways, porch, patio, and all other areas available for Tenant use, are to be clean and free of debris and personal items. No personal property is left behind.
- All keys returned to Landlord.
- A forwarding address provided to Landlord.
The costs of labor and materials for cleaning and repairs will be deducted from the Security Deposit, if the above provisions are not met. Security Deposit, or remaining portion, will be mailed to the forwarding address. Subject to the conditions above, the Security Deposit will be refunded in full plus applicable interest. The SECURITY DEPOSIT MAY NOT BE APPLIED AS RENT, and the full monthly rent will be paid on or before the first day of every month.

How do I renew my lease?
Renewing your lease is a straightforward, convenient process that's entirely online! Approximately 60 days before your current lease ends, you'll receive an email from our team. This email will include the offered terms for your lease renewal. Once the new terms are accepted, we'll prepare the new lease agreement for your digital signature. The renewal process is completed once all parties involved have signed the lease. -
How frequently should the filter be replaced?
It's advised to replace, water, A/C and furnace filters quarterly. Additionally, ensure that all air vents are free from blockages.
Neglecting to change a dirty air filter or clear obstructed vents could lead to damage, for which the resident would be responsible.

Is it possible for me to sublease my rental agreement?
Subleasing is prohibited under your lease agreement.
Should you require to vacate earlier, terminate your lease, or seek further support, kindly reach out to your property manager for more information.

Is it possible for the Property Manager to alter or handle my payments?
Absolutely not! To ensure the security of your personal information, our team is unable to process, adjust, cancel, or in any way modify electronic payments associated with your account.
Once a payment has been made or an automatic payment schedule has been established, our team cannot make any changes. All modifications must be conducted through your tenant portal.

Is smoking permitted inside my rental unit?
Our policy strictly prohibits ANY smoking within all managed rental properties. Smoking must occur outside, and in some cases, completely off the premises. Please read your lease carefully. Any smoking, or smoke-related damage, may result in an Eviction Notice, as called for in your lease agreement. -
May I make improvements to the rental property?
Should you wish to enhance the rental property, it's imperative not to proceed with any modifications without first consulting your property manager and obtaining formal approval to ensure all necessary procedures are followed.
The short answer is "no". Any changes to the property may only be conducted by the landlord or landlord agent, or through their approval thereof.

What constitutes an emergency situation?
Situations classified as emergencies are those which pose a risk to human life or may result in damage to property.
Examples include an uncontrolled water leak within a residence or a malfunctioning heating unit during the extreme cold of winter.
In the event of a critical emergency threatening life, dial 911.

What is the application fee?
Application processing fee of $55.00 PER APPLICANT - all adults 18+ need to apply, unless they are a legal dependent of another applicant.

What is the required notice period before moving out?
For specific details, refer to your lease agreement. However, typically, a notice to vacate the premises should be given 45-60 days in advance of the intended move-out date. -
What is the timeframe for processing my application?
Upon receipt of your application, we initiate the processing immediately. Our goal is to deliver responses within 48 business hours whenever possible. Nonetheless, applications that are incomplete or lack necessary information may require additional time to process.
To expedite the process, ensure your application is filled out thoroughly, double-check the provided information for accuracy, and inform your current landlord and employer in advance about the impending verification call they will be receiving from our team.
If you're self-employed, we request that you supply either proof of financial stability or your tax returns from the past two years.

What should I do if I have to terminate my lease early?
Unexpected situations can arise, and if you find yourself needing to end your lease prematurely, it's important to get in touch with your property manager. They will guide you through the process and explain any associated fees or penalties as specified in your lease agreement. -
What should I do in case of an emergency after business hours?
In the event of an after-hours emergency (such as Fire, Flood, or HVAC issues), please dial the main phone number (603.570.9112) and select option 1 to connect with our after-hours staff. Remember, for immediate emergency assistance, dial 911. -
When is rent due and how do I pay?
Tenants have a variety of payment methods at their disposal to pay their rent. These options include:
- Paying online by using their banking details (account and routing numbers)
- Making payments online with a credit or debit card
- Mailing in a personal check
- Using their own bank to issue a BillPay check
- Direct payments in the Cardinal Point Property Management office Manager via check, cashier's check, or money order

Who is responsible for repairs and maintenance?
The lease agreement specifies the responsibilities for various repairs and maintenance tasks for a given property.
Typically, tenants are expected to keep the property tidy and maintain its condition as it was when they moved in, in addition to notifying the property management of any required repairs.
Any damage beyond normal wear and tear will fall under the tenant's responsibility. The lease agreement may also stipulate that certain maintenance and repair expenses are to be borne by the landlord.
